FOREWORD.  These rules may appear multitudinous, but they have evolved through many years of experience in endeavouring to provide the environment in which our customers prefer to use their caravans, they are not meant to be restrictive but are for the benefit of all Park users.


1.1    The Park is open for holiday use only, for twelve months of each year.
1.2    A park home or holiday home may not be used on a residential basis unless residential planning permission applies to the pitch on which it is situated. 
1.3 Caravans/holiday homes are to be used for leisure purposes only and not for conducting business or any
commercial enterprise.
1.4    Caravans may be required to be repositioned by the Company in order to improve layout, at the Company's expense and with the owner's agreement.
1.5    Pitch boundaries may be redefined by the Company, according to the sizes of holiday homes.
1.6    No park home/holiday home/touring caravan/motorhome/tent may be used for sleeping more than it is has been designed to accommodate, sleeping in cars is prohibited.
1.7    Caravans must be capable of being moved, wheels may not be removed nor items stored underneath.
1.8    Owners are responsible for the tidiness of their pitch and the grass.    If the grass is not kept cut, the Company will cut at a charge of £40.00 plus VAT per time (this is not offered as a service).
1.9    Please keep vehicle speeds to walking pace at all times on the Park, pedestrians and cyclists must be given priority.
1.10  First Aid facilities are available at Reception.


2.1    Fees for the occupation of all pitches shall be in accordance with the tariff as published annually, or as advised to individual Owners.  Three months notice will be given of fee increases other than statutory charges such as VAT.
2.2    Prior to issuing the annual Pitch Fee invoice, a communication will be sent to Owners advising of the following year’s fees, and giving the opportunity to reserve a pitch for the next season by paying a non-refundable Pitch Reservation Fee, this fee will be deducted from the invoice total.
2.3    Caravan Pitch Fees are due in full by the 1st April of each season, late payment will incur an 8% per annum interest charge (the interest charge is subject to review each January).
2.4    Pitch Fees not paid within 14 days of the due date, will result in the disconnection of services from the caravan until arrears and a reconnection charge of £35.00 has been paid.  No responsibility will be accepted by the Company for losses arising from such disconnection.
2.5    The refund of the appropriate portion of Pitch Fees paid in advance, shall be a full discharge of obligations to an Owner who is required by the Company to leave for any reason.
2.6    Owners who leave before 30th September of each season, will receive a 50% refund of the pitch licence fee, if the pitch is re-let to a new Owner by that date (or in the case of a part-exchange, the part exchangee’s pitch is re-let to a new Owner).  Refunds will be paid after 30th September.
2.7   Invoices for caravans or sundry items are due for payment within 14 days, after which 15% interest will be applied from date of invoice.  Payment for sheds, slabs, etc, are due at the time of order.
2.8   The Company reserve the right, if the Park Rules are not adhered to, to refuse the continued use of a holiday home, touring or camping pitch; the refund of any fees paid in advance will release the Park of any obligations to the pitch users, following which the pitch must be vacated immediately.
2.9  Cheques that are not honoured, i.e. “bounce”, will be subject to a fee of £20.00 to cover our and our bank’s charges.

3       GENERAL

3.1    Only storage boxes or sheds as supplied by the Company may be erected on the park, a maximum of two are allowed per pitch.   No other buildings, greenhouses, annexes or tents are permitted, this will be strictly enforced.
3.2     Gazebos are permitted for temporary use during  hot weather, but may not be permanent.
3.3    Fencing, hedges or barriers may not be erected on caravan pitches at Borders Hideaway.  At Lickhill Manor, owners wishing to erect fencing must first consult the Park Managers.  Fencing must be wooden, post and rail stained not painted, and a maximum height of 80 cm.  Fencing on the west side of the Park is not allowed.
3.4    Before digging holes or driving in posts, etc. into the ground, please check with the Park Managers the route of any underground services, as damage to  services will be chargeable.
3.5    Staging or decking may not be erected on holiday homes without a prior plan and subsequent written permission from the Proprietors.  Many pitches are unsuitable for decking.  Decking sizes may not exceed front depth 6’,  side width 4’.    Decks must be constructed from timber, not from metal, upvc etc and must be easily demountable in sections.
3.6    Please provide a written request to the Proprietors before skirting the holiday home.  Skirting must follow the holiday home perimeter only, be made of wood and have sufficient ventilation.
3.7    Only gas cylinders of a size for use with gas barbecues may be kept on holiday home pitches.
3.8    Washing/laundry must not be hung out at weekends.  When hanging washing, please do not leave it in an obtrusive position also use a window hung rack or rotary line, not a long clothes line.
3.9     In order to protect the visual amenity of the Park, the erecting of satellite dishes will only be permitted if they are mini dishes and cannot be seen.  The Company’s decision on visual impact will be paramount.
3.10   Hot water and showers are available in the washrooms for most of the year dependant on weather conditions.  Hot water may not be taken from the washrooms for use elsewhere.
3.11  The washing of clothes in washbasins is not permitted.
3.12  Flags, bunting, etc. may only be erected temporarily to celebrate special national occasions.
3.13  Please dispose of refuse in the bins provided and help to keep the Park free from litter.
3.14  The refuse bins may only be used for the disposal of small household waste: bulky items e.g. furniture, white goods (fridges, etc), bicycles must be taken home or to the local tip.
3.15  Please do not introduce any foreign items into the drainage system, particularly cleaning cloths, nappies, incontinence pads, sanitary towels, condoms, cooking fat, paint, etc.
3.16  At Borders Hideaway, biodegradable garden rubbish should be deposited in the compost area.  At Lickhill Manor, biodegradable garden rubbish must be deposited in the trailer provided at the entrance to the Rally Field, please do not leave bags etc, in the trailer. 
3.17  No tree branches may be removed without the Company’s express permission.  Trees, bushes and hedges planted on the Park by Caravan Owners become the property of the Park. 
3.18  The road edges must remain grassed and may not be paved over.  Tubs, plant pots etc, may only be placed temporarily on the road verge, subject to the Company’s approval.
3.19  Vehicles on the Park must have current road tax licence, insurance and must be in regular use.  Vehicles may not be left or stored on the Park.
3.20  Only private motor cars are permitted onto the Park, motorhomes, lorries, vans and commercial vehicles of any sort are allowed only by prior arrangement.
3.21  Motor car repairs may not be carried out on the Park, but a recognised breakdown service may attend in the event of a breakdown.
3.22  Traders and salesmen are only permitted access to the Park with consent from the Proprietors.
3.23  No advertisements or notices may be displayed in the window, or exterior of caravans.
3.24  Visitors’ cars and Owners’ second cars may only be parked near caravans if space allows.  The Company will request that cars are relocated if their position is causing inconvenience to other Park users.
3.25  Messages will only be forwarded in cases of emergency; such messages should be passed to Reception.
3.26   Please note that the Park Managers generally take their holidays between November and March and in June, therefore it can be anticipated that there will be a  reduction in service expectations whilst they are away; furthermore the Managers take approximately a week's holiday at Christmas.
3.27  The Park Rules may be added to, deleted, or amended at any time by publishing such alterations on the Park notice board, or via direct email.

4       SAFETY

4.1    In the event of the break out of fire in a caravan, motorhome or tent, etc., all caravans, motorhomes, or tents etc., within a 15 metre radius of a fire must be vacated immediately.
4.2    In the event of flooding from the River Severn at predicted levels of 4.7 metres and above, Lickhill Manor Caravan Park must be completely evacuated of all customers.  Information boards will be displayed during flood risk times, advising of predicted levels.
4.3    It is strongly recommended that all caravans be fitted with functioning smoke detector, carbon monoxide alarm and fire extinguisher.
4.4    It is advisable not to cover or block the air vents as installed in caravans, as free circulation of fresh air is needed for the safe use of gas appliances.
4.5    We strongly recommend that owners have the gas and electricity installations of their caravans checked by qualified engineers on an annual basis.


5.1    Children are the responsibility of their parents or guardian at all times, and must be supervised so that they are not a danger or nuisance to themselves, or others.
5.2    Caravan owners are responsible for the conduct of their fellow occupiers and visitors.      
5.3    Please respect the privacy of other holiday home owners and please keep noise to a minimum, with absolute quiet between 23:00 and 08:00.
5.4    Barbecues and outside entertaining must finish by 22:30.
5.5    Alcoholic drinks may only be consumed in and around the immediate vicinity of your caravan or of a caravan in which you are a guest.  No drinking is allowed in the communal areas of the Park.
5.6    Bicycles may not be ridden at more than 8 mph, children must not ride bicycles so as to cause a nuisance or undue noise.
5.7    In the interest of safety, rollerskates, rollerblades and skateboards may not be used on the Park roads, also any other method of mobility at the Park Managers’ discretion.
5.8    Ball games must not be played near the caravans.
5.9    Fireworks, firearms and air rifles are not permitted on the Park, unless with express written permission for pest control purposes.
5.10  Use of unlawful drugs in the holiday home or anywhere on the Park is a criminal offence and will lead to termination of the pitch licence.
5.11  Anyone who persistently acts in a manner likely to upset other users of the Park, or Park Staff will be dismissed from the Park.


6.1    All park and holiday homes on the Park are at the absolute risk of their Owner.
6.2    All park and holiday homes must be insured for their reinstatement value.  We offer insurance as an Appointed Representative of Compass Insurance.  Please contact the park office for further information or to obtain a quotation.

6.3    The Company reserves the right to enter caravans in case of emergency and for the proper running of the Park; a spare set of keys must be left at the Reception to enable this, also where alarms are fitted we require an access code or fob as applicable.
6.4    Sub-letting is not permitted, Owners may lend their caravans to immediate members of their family, and when doing so must inform Park Reception so to help in the event of emergency.
6.5    Holiday homes may remain on the Park up to the age of 15 years:  continuance thereafter will be by annual mutual agreement between the Owner and the Company subject to condition of the caravan; this is to maintain standards on the Park.
6.6    Caravans may not be sold with the benefit of a pitch, nor the benefit of the pitch transferred.  The Company will be pleased to make an offer for the purchase of a caravan; caravans not sold to the Company must be removed from the Park for which a disconnection and unsiting fee will be made.  All accounts must be settled before removal takes place.

7       DOGS

7.1    Dogs must be kept on a short lead at all times, not an extending type, Owners allowing their dogs to roam free on the Park will have their pitch occupancy terminated.
7.2    Dogs must not be exercised on the Park.  At Lickhill Manor the field to the west of the Park is available for dog walking.
7.3    If fouling occurs, then it must be cleaned up immediately; this is in the interest of all Park users especially children.  There are dog litter bins on the Park.
7.4    Noisy dogs or those that persistently disturb park users will be requested to leave the Park.
7.5    Dogs must not be taken into the washrooms.
7.6    Dogs are not to be left unattended such that they cause inconvenience to other park users.
7.7    The Company and the Park Managers reserve judgement as to the suitability of individual dogs allowed on the Park and to the number of dogs to each caravan or tent.

8      FISHING (Lickhill Manor Caravan Park)

8.1    The Park's fishing rights are only available to park users that hold a valid Park Fishing Permit. Permits are available from Reception.
8.2    Fishing Permits must be carried when using the Park's waters. Permit holders may challenge other anglers to produce their Permit.  Please remove all rubbish after using the fishing pegs.
8.3    Use of the Park fishing rights and pegs are entirely at user's risk.
8.4    Separate fishing rights (behind the fenced area of the riverbank in the Rally Field) are available to bona fide members of the Park Fishing Club, for which reciprocal arrangements at the Company's judgement exist.


9.1    Owners are advised to take regular meter readings during the season, so that any irregularities show up.  To check a meter, ensure that all appliances, lights, fridge, etc. are turned off.   Switch on a 1kw heater and run for one hour, the meter should advance by one unit only.  Any problems should be notified to Reception immediately.  Similarly Owners may wish to monitor their gas consumption by taking regular readings.                                        
9.2    All customers will be invoiced for gas and electricity usage in November, also regular users will be invoiced at the end of March; furthermore very heavy users may be invoiced at other intervals depending on their usage.


To prevent frost damage, the water system in the caravan should be drained down when not in use over Winter;      antifreeze should be placed in the WC bowl and cistern; also shower thermostats removed, please ask Park Managers for advice.  If requested in October, the Company will undertake Winter Drain Downs, for which a charge will be made, but for which a guarantee cannot be given, due to extremes of weather and capricious holiday home design.


If after the expiry of an unrenewed annual Pitch Licence at 31st March following renewal, the caravan or any property of the Owner remains on the Park and the Owner fails to remove it within 21 days of a written request from the Company, or if after using best endeavours the Company is unable to locate the Owner, the Company may as agent of the Owner sell such property and shall account to the Owner for the surplus proceeds after settlement of any sums due to the Company and the expenses in the removal and sale.  If after using best endeavours the Company is unable to locate the Owner the Company shall be entitled to retain the surplus proceeds of the sale as its own unless the Owner shall claim the same within 3 years of the date of the sale of the property.


12.1  The Company means Lickhill Manor Ltd.
12.2  The Park means the areas of Lickhill Manor Caravan Park and/or Borders Hideaway Holiday Home Park used for the positioning of park homes, holiday homes, touring caravans, motorhomes and tents.
12.3  Owner(s) mean(s) the person(s) that own a park home/holiday home/touring caravan/motorhome/tent.
12.4  Caravan is as defined by the Caravan Sites Act 1968.
12.5  Park homes are those caravans constructed to BS 3632 and timber clad.
12.6  Holiday homes are those caravans constructed to BS/EN1647 and aluminium clad.
